Old house for renovation in a charming hamlet

This charming old house in need of renovation is located 10 minutes' driving from the village of Najac, in a small, quiet and very pleasant hamlet. It offers 3 levels, as well as two small gardens and a sheepfold. Some renovation work is required, but the building offers some superb spaces.

On the ground floor we find the entrance door to the house and two former commercial premises, the first of around 21m² and the second of 27m². One containing the septic tank. There is also a garage of approx. 62m² dug into the rock.

Entering through the main door on the ground floor, there is an entrance hall with a staircase leading to the garden level. Going up the stairs, you come to a landing where there is a second entrance door opening onto the garden. This hall also leads to a large kitchen of approx. 27m² with wood-burning stove and old stone sink. A small corridor with access to a balcony with magnificent views over the valley leads to a utility room with a toilet and sink, as well as a large living room of 24m², which can be used as a sitting room, where a second wood-burning stove is located. Passing through the living room, another 8m² corridor leads to two large, spacious bedrooms of 19m² and 16m² and a 7m² shower room with shower and WC. The bedrooms have electric heaters.

Back at the entrance on the garden level, another staircase leads up to the top floor: these are two large spaces under sloping ceilings with a good height and a surface area of around 63m². These spaces could easily be converted into bedrooms, for example.

There are two small gardens of around 260 m² in total to the back of the house, as well as a small sheepfold.

The entire house has PVC windows with double glazing, and the roof structure appears to be in good condition. Significant work is required on the house (drainage, cladding, etc.), but this charming building offers spacious living rooms and a pleasant setting.
